The Senior Building Operator will be responsible for operational and technical support. This is a challenging position requiring the candidate to demonstrate comprehensive knowledge and experience with building systems operation and a practical knowledge of construction standards. There is a requirement to provide a strong focus on delivering a high standard of customer service to the site tenants. The Senior Operator may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands. The Senior Building Operator will report to the Operations Supervisor. The position may require scheduled shift work.

Duties / Responsibilities

The primary responsibilities of the Senior Building Operator include:

  • Maintain a professional demeanor at all times with fellow employees and customer.
  • Installing, repairing and maintaining HVAC and other mechanical systems within a building
  • Schedule, supervise, monitor and or assist subcontracted personnel as needed to accomplish tasks.
  • Excellent trouble shooting and interpersonal skills, combined with the ability to read blue prints and follow verbal and written instructions
  • Carry out routine maintenance procedures on a scheduled basis.
  • Maintain maintenance and daily logs as per the SOPs.
  • Ensure all work areas are maintained in a clean and safe working condition.
  • Respond to HVAC complaints through the BMS and or manually troubleshoot VAVs/Thermostats/Actuators/Line Trace.
  • Create, maintain and ensure SOPs, PMs of existing and new building equipment are accurate and updated as required.
  • Ensure work orders and preventative maintenance tasks are completed in a timely manner and necessary corrective actions are implemented.
  • Responding to tenant requests as required;
  • Request quotes from outside sub trades for work and coordinate repairs.
  • Minor plumbing and general building maintenance duties i.e. replace washers, faucets, sinks, clear toilets and drains, sumps pits, and replace burnt tubes and lamps from time to time.
  • Be available for shift work, after hour emergency and on-call rotation.
  • Other Duties as assigned by management.

Technical Qualifications – The Senior Building Operator shall have the following technical qualifications or industry equivalency:

  • Must have 4th Class Power Engineering ABSA certification.
  • Minimum of 5 years operational/customer service oriented experience.
  • Minimum of 3 years experience in the operation and troubleshooting of HVAC equipment, with extensive knowledge of Plumbing, Electrical, BMS Systems and Life Safety Systems.
  • Ability to read and interpret Blue Prints as applied to technical areas.
  • Proficient with usage of technology, proficient with word, excel and outlook.
