Position Purpose

Reporting to the Supervisor, Realty Services, is responsible for the appraisal, negotiation and acquisition of interests, including leasehold interests in property required by the Region and the disposition of surplus Regional properties; providing guidance, training and direction, and coordinating, assigning, scheduling, checking and supervising the work of the Real Estate Appraiser/Negotiator.

Successful completion of a Community College Diploma in Business Administration, Geography, Urban Land Economics, or related field or approved equivalent combination of education and experience.
• Designation from the Appraisal Institute of Canada, International Right of Way Association or a recognized comparable association.
• Minimum five (5) years experience in a related field, including three years property appraisal and/or negotiation experience, preferably in a municipal setting.
• Valid Ontario Class “G” driver’s licence and reliable vehicle for use on Corporate business.
• Demonstrated thorough knowledge of real estate practices and principles, the land title and registry system, Regional real estate market trends, zoning by-laws and official plan designation impacts.
• Knowledge of and demonstrated ability in corporate core competencies including customer service, communication, team work, initiative/self management and accountability, and flexibility/adaptability
• Strong communication, negotiation and conflict resolution skills required to influence decisions, to present information to varied audiences, and conduct successful negotiations at times under adverse conditions.
• Computer literacy utilizing MS Office software applications and Registry software applications.
• Leadership ability to provide guidance, training and direction, and to coordinate, assign, schedule, check and supervise the work of the Real Estate Appraiser.
• Demonstrated ability to prepare comprehensive appraisal reports, develop creative solutions to complex problems and present recommendations regarding appraisals, settlements and expropriations.
• Ability to organize work, set priorities and work to deadlines.
• Ability to be flexible and adaptable under changing conditions during meetings with the owners and /or their solicitors.
• Ability to work outside regular business hours, as required.
