Our client, a high-end custom timber company located within Vancouver, is looking for a skilled and passionate Project Manager/Estimator with strong design capabilities.
This position will have the following job duties and responsibilities:
Project Management and Estimating responsibilities
Analyse and assess business opportunities using established criteria and methods to maximize opportunity.
Ensure all relevant information is assembled for size up of opportunity
Consult with all involved personnel on matters of design, schedule, supply assembly and staging of material
Provide regular input to company meetings on quote, and project status
Liaise with engineers, architects, and customers to clarify and obtain information
Provide take-offs and shop drawings from Architectural plans, directly bid to General Contractor’s (GC)
Negotiate pricing and contract terms with clients
Establish construction schedules and lead times
Co-ordinate, update and modify production schedules
Identify material take-offs and produce materials lists for ordering necessary parts; or to obtain from stocked items
Communicate with all relevant personnel, involved in the project changes in supply schedules
Compose documentation for RFI’s and correspondence with clients, engineers, architects
Provide updated cost analysis, time tracking on estimates and project management activities
Ensure relevant costs and planned profit on all projects is properly managed and controlled.
Assist with administrative tasks as necessary and brief company president, other staff on evolving issues.
Maintain effective interpersonal relations with all project personnel.
Conduct project management on all jobs using standard methods and techniques to ensure deliverables are on task and on schedule
Ensure the effective use of time; plan and organize priorities to meet deadlines. The successful candidate will have the following experience, skills and qualifications:
5 years’ experience (minimum) within the construction industry or direct related experience in the lumber industry
Experience or knowledge of timber assemble practices would be an asset
Post-Secondary Education or University Degree in Business Management or Construction Management or relevant professional designation or diploma; or a combination of at least 10 years’ experience and completion of secondary school.
Experience as an estimator, project manager or a combination of either one in a separate capacity
Experience with LEED Building requirements is desirable but not necessary
Local experience and, or, knowledge of the Vancouver and Lower Mainland Construction industry preferable
Proficiency in using Microsoft Office, AutoCAD and 3D modelling
Strong verbal and written communications both orally and in writing
The ability to apply mathematical principles, geometry and to make calculations
The ability to work well in a team environment and to establish positive relationships
The ability to exercise sound judgement and to meet deadlines
Excellent time management and organizational skills
Strong problem solving and decision making abilities
Ability to manage projects on a profit making basis –
Ability to multitask and adhere to strict deadlines
The ability to plan, organize and control projects effectively
Additional:
Must hold a valid driver’s licence and be able to drive to client supplier locations and/or to site locations. You will be required to travel by aircraft on occasion to distant clients and to be available for meetings outside of normal business hours. Some degree of physical fitness will be required in walking around construction sites and to be able to move and/or lift on occasion materials and supplies as needed.
