• Managing a portfolio of minor capital projects under $50,000.00 (planned and unplanned) and ensuring all are completed on time, within budget and in accordance with Salvation Army standards. This may include site visits to determine scope of work, negotiating with general contractors and suppliers, following-up with branch staff, Shared Services, and Regions to ensure satisfactory results
• Works cooperatively as part of the Divisional Property Department team to serve the Ministry Units within the ONCE Division
ONCE Divisional Quarters and Ministry Units
• Oversees and/or coordinates ongoing maintenance & repairs to the 39+/- Quarters, ensuring standards are maintained and quarters are kept in a good state of repair
• Conducts regular inspections of Quarters and Ministry Units in order to ascertain best practices for repair, maintenance & upgrading as assigned by the supervisor
• Works with Ministry Unit leads as requested, to coordinate repairs & maintenance to Ministry Unit facilities and quarters in the GTA
• Develops and maintains connections with ONCE Ministry Unit leads to assist with general maintenance repairs & minor renovation projects as necessary
• Completes on a timely basis all final reporting and invoicing of ONCE Ministry Unit projects undertaken and/or coordinated by the Divisional Maintenance Team
• Prepares inspection reports requested by Supervisor and/or Ministry Unit leads
• Prepares specifications for external tendering of minor capital projects dealing with Divisional quarters

• Acts in the capacity of Facility Manager & prime contact for the coordination of all ongoing maintenance, repairs, and service related contracts for 1645 Warden Ave, 150 Railside Road, 77 River Street as directed by the supervisor. Develops and implements operational plans for maintenance, including benchmarks for services and preventative scheduling for the structures & mechanical plants of these facilities
• Supervises Divisional Maintenance team, ensuring schedules are maintained and work is completed in a satisfactory manner
• Ensure appropriate training is available to Divisional Maintenance Staff, and staff is working in compliance with legislative requirements
• Provides overall supervision of maintenance in accordance with ONCE Divisional policies and procedures; including regular, documented supervisory meetings, performance appraisals and disciplinary action
• Implements appropriate safety and security procedures as necessary
• Participates on Health & Safety Committee
• Ensure all requisitions for purchases, services, etc. are processed according to established procedures
• Ensures all work completed by external trades. Contractors, etc. are undertaken in accordance with approved quotations
• Implements and revises as necessary, a service manual for maintenance and housekeeping of 1645 Warden Ave
• Provides overall supervision of maintenance and housekeeping of the 1645 Warden Ave. facility in accordance with ONCE’s policies and procedures
• Oversees all required security system changes, keyed access, general maintenance and repair, HVAC system maintenance, health & safety mandated repairs for the 1645 Warden Ave. facility
• Ensures list maintained of qualified contractors for trades often needed
• Develops fire and emergency procedures, reviews them regularly and communicates the plans to all staff so that the plans are known and understood
• Ensures annual snow clearing/landscaping contracts for 1645 Warden Ave., 150 Railside Road, 77 River Street, 312 Broadview
• Other duties as assigned by the supervisor
• Post-secondary education in facility management
• Minimum 5 year’s experience in property management, with at least 3 years supervisory experience
• Working knowledge of building codes and regulations, health and safety standards and fire and emergency procedures, sound understanding of residential construction
• Experience in various fields of maintenance and housekeeping
• Effective organizational and communication skills
• Experience in preparing operational reports
• Valid Driver’s License and provide driver’s abstract
• Travel will be required within GTA and Kingston and Ottawa area
• Computer literacy (Windows, Word, Excel, PowerPoint, Access etc.)
• Current clear Criminal Record Check

HOURS: 40 hours per week
