Job Summary:

The Live In Maintenance Assistant (superintendent) will be responsible for performing general building and property maintenance. The Maintenance worker shall also be responsible for keeping buildings in clean, safe and orderly condition, performing routine maintenance activities, notifying management of need for repairs, and cleaning snow or debris from sidewalks. The Maintenance worker shall ensure that the grounds are maintained appropriately.


  • Observe and monitor all areas of the premises for ongoing maintenance requirements and carries out preventative maintenance programmes as directed.
  • Performs typical work such as replacing fuses, clearing drains, repairing furniture, painting, pressure washing of garage, replacing floor and/or ceiling tiles and removing garbage, removing and re-hanging curtains and drapes, cleaning windows and light fixtures, sweeping and scrubbing storage and utility rooms.
  • Provide general assistance to skilled tradespersons such as mechanics, electricians, carpenters, plumbers, painters, etc.
  • Conduct regular maintenance rounds to ensure all life safety, building and support systems are functioning properly.
  • Maintain all work areas in a clean, orderly and safe manner and assures proper care in use of tools, equipment and supplies.
  • Cooperate with other departments in such tasks as transferring residents, moving and storing supplies and moving furniture and equipment.
  • Adhere to established policies and procedures regarding quality assurance, safety, environment and infection control.
  • Perform outside work such as gardening, cutting grass, and when necessary removing snow and sanding or salting as required.
  • Establish and maintain communications with other departments and works cooperatively in carrying out duties to assure the needs of residents are being met.
  • Comply with Health and Safety and WHMIS requirements for Personal Protective Equipment.
  • Ensure the privacy of residents during performance of duties.
  • Perform other duties as assigned.


  • Basic knowledge of mechanical and electrical systems, plumbing and carpentry; ability to read and interpret manuals related to equipment and building systems.
  • Good Customer service skills.
  • Must be able to work well under pressure in emergency situations.
  • Must possess excellent interpersonal, written and verbal communication skills
  • Professional manner and ability to work independently.
  • Proven decision maker and analytical thinker.
  • BES certificate an asset.

Physical Demands:

  • Considerable lifting, stretching, reaching, crouching, kneeling, pushing, pulling, standing, walking and bending.

Working Condition:

  • Must be able to work weekends and holidays – no exceptions.
  • Will be on call 24-7
  • Maybe exposed to garbage or construction site
