The Analyst, Investments & Development, will report to the Senior Vice President, Investments and Senior Vice President, Development, and will support QuadReal’s Investments and Development teams. This important role is responsible for contributing to the preparation of financial and market analysis, underwriting models, and presentation materials (written and graphic) to support senior management in its assessment and decision-making regarding acquisitions, dispositions, and development opportunities. Monitoring and reporting on the progress and performance of QuadReal’s existing Eastern Canadian development projects is also a responsibility of this role.

Based in Toronto, ON, the analyst will work extensively with all members of the investment, development, asset management, leasing, and property management teams in carrying out their responsibilities.

More specific duties will include:

Acquisitions & Dispositions

  • Analyze and assess acquisition opportunities and prepare financial and cash flow models that include detailed market and comparable analysis, revenue and cost underwriting, JV analysis, financing analysis, scenario and sensitivity analysis.
  • Prepare complex financial models in both Argus and Excel to project cashflows and investment returns.
  • Participate in the due diligence process including lease and rent roll analysis, site and zoning review, building condition assessments, environmental risk assessment.
  • Conduct extensive research assignments as needed, including but not limited to: detailed portfolio analysis, transactions database, land ownership and entitlements, other areas as needed.
  • Complete hold-sell analysis on existing properties, sell-side valuation and exit scenarios to support disposition strategies.
  • Keep track of comparable market transactions across property types and maintain relationships with brokers, market analysts, etc. to foster and maintain market knowledge and data.
  • Prepare opportunity summaries and investment memorandums supporting the acquisition and disposition process.


  • Analyze and assess existing land holdings and development projects including highest and best use and site / project feasibility reviews.
  • Create and maintain detailed and robust financial models for development projects, including multi-family residential (rental and condominium), industrial, retail and office property types.
  • Conduct market due diligence across property types to support the underwriting of new and existing development projects.
  • Investigate and analyze municipal planning and zoning policy to support development conceptualization, master planning, and design development.
  • Complete ongoing analysis on key components of the development, including sensitivity analyses, and identifying key issues impacting profitability.
  • Track comparable and competing development activity across property types.
  • Prepare investment memorandums supporting the development process.
  • Coordination with project consultants including planning, architectural, legal, etc.
  • Prepare regular progress reports on existing development projects.

Education and Qualifications

  • Education – University undergraduate degree, preferably in Commerce/Business Administration (with Real Estate or Finance specialization) or real estate focused graduate degree. AACI, CFA, MBA considered an asset.
  • Prior Work Experience – minimum 1 – 3 years of relevant real estate industry experience working in a real estate company (asset manager or developer), real estate brokerage or advisory firm, appraisal firm, or real estate lender.
  • Analytical Skills – Excellent at financial math and analysis, grasping complex issues, and problem solving.
  • Computer Skills – Highly functional capabilities in utilizing Excel, Argus DCF/Enterprise, PowerPoint and Word.
  • Communication and Collaboration Skills – Superior English writing and oral communication skills; ability to develop and sustain collaborative and effective working relationships with all personalities; ability to exercise discretion and strict confidentiality.
  • Organizational Sills and Work Habits – Ability to take initiative and own your responsibilities to produce high quality work product with minimal supervision; ability to thrive in a fast-paced, fluid and dynamic work environment dedicated to excellence; ability to prioritize multiple demands, allocate time effectively, work under pressure, and meet tight deadlines; flexible and adaptive to new ideas and constant changes; ability to focus on the detail to produce accurate and reliable work product while also grasping the bigger picture; possess intellectual curiosity and a strong desire to learn and develop.
