The Caretaker is employed primarily to ensure the day-to-day needs of the owners (tenants) are met. In many ways, the Caretaker is the only visible contact between residents and the Board. To be a successful live-in Caretaker, both people and organizational skills are required. Interacting with owners and the general public is a must. The owners, occupants, and guests of Heritage Lane Condominiums must be treated with courtesy and respect at all times.

Resident safety is a key concern for the Caretaker. This concern extends from personal security to the safety of the grounds in general. The Caretaker takes a preventive or proactive approach to tenant safety and identifies potential problems before they become hazardous. This role might also need to handle issues that affect the security of residents, such as criminal activity or unruly residents or guests.

The Caretaker is expected to work regular hours. However, this position is on call 24 hours/day.

During working hours, this role would be authorized to perform routine repairs to equipment and common areas, housekeeping duties, grounds-keeping duties, supervising contractors, answer and respond to residents’ complaints and requests for help, and other duties as they arise.

This role is expected to prepare various reports to submit to the board. This includes overall monthly activity report, incidents, etc.

This role reports to the Condo Board. Wages are payable on the last working day of the month. This position is a live-in position and the incumbent would have a suite within the building. A three-month probationary period is mandatory. This position holds a high position of trust within the condo and therefore is required to have a current criminal record check performed. Proof of tenant insurance is required. Security deposit is required (1 month’s rent).
