Primary responsibilities are to research and analyze real estate markets and new investment opportunities together with interpreting financial, economic and demographic data; co-ordinate and maintain up-to-date information on the real estate portfolio and its investment performance; produce research reports, investment analysis and valuations to be utilized by the real estate team in the decision-making process.

Duties and Responsibilities

·Conduct research and prepare detailed analysis, including proformas and investment and leasing market reports for new investment opportunities under consideration and for handling the leasing, operation, development or sale of existing assets.

·Identify appropriate sources of information for research and reporting purposes.

·Co-ordinate and maintain up to date information on the real estate portfolio and its investment performance. Maintain up to date knowledge of legislation pertaining to real estate and real estate investments.

·Perform investment analysis and internal valuations of owned assets. Develop and produce regular reports and presentations for management regarding valuations, investment performance and operations

·Support the Portfolio Managers in the management of assets and risk analysis.

·Monitor new trends in the industry (including social, economic, financial, technological and regulatory) and assess their effect on the real estate portfolio.

·Maintain cash flow forecasting models of individual assets and contributes to overall portfolio forecasting exercises to enable the forecasting of consolidated cash flows, portfolio returns and portfolio size

·Using scenario analyses, stress-test and complete sensitivity analysis to determine the impact of various risk scenarios, investment strategies and asset mix allocations on portfolio performance

·Liaise with finance staff on issues related to financial accounting and reporting on real estate investments.

·Prepare other research reports and undertake additional analysis and projects as required.

Qualifications and Skills

·Post-secondary education in a relevant discipline such as Business Administration, Finance, Urban Planning, Architecture etc highly recommended; post-graduate degree in Business or related field is an asset

·2 to 3 years of related analytical real estate experience with land, office, retail, industrial, or multi-residential assets

Skills necessary to carry out the job effectively would include:

·Strong analytical, problem solving and organizational skills together with excellent oral and written communication and presentation skills.

·Proven ability to produce effective reports; ability to analyze and interpret complex data sets and large volumes of information.

·Listens to and works well with others.

·Learns quickly, takes initiative and works independently with minimal direction.

·Proven thoroughness and attention to detail.

·Ability to manage multiple projects and tight deadlines; project management and quality assurance skills are a plus.

·Strong competency in financial modelling and the ability to complete efficient and complex models in Excel or using other analytical tools.

·Deep understanding of real estate forecasting and valuations.

·Advanced knowledge of all Microsoft Office applications and Argus Enterprise.
