The Marketing Coordinator’s primary focus will be to drive leasing and marketing efforts for evo Montreal. This individual will be responsible for developing programs and initiatives to drive leasing to achieve budgeted occupancy goals. This individual will need to understand the cornerstones of our brand and culture and what makes evo different and the industry leader, and how to drive that into every individual he or she interacts with in this role. Reports to the Area Manager.

Key Responsibilities

  • Coordinating marketing efforts for evo Montreal
  • Implementation of all marketing activities
  • Plan and implement marketing strategy at housing fairs, open houses and other local marketing events
  • Participate in leasing strategy discussions and advise on additional marketing opportunities that may be available
  • Train on-site staff on appropriate leasing/marketing mediums and implementation
  • Prepares marketing reports by collecting, analyzing and summarizing data

Leasing Process and Systems

  • Developing marketing plans that are beyond the rote and repetitive
  • Generate and assist team with new leasing initiatives

Leasing and Marketing Plans

  • Build annual and monthly marketing plans
  • Provide feedback and ideas to improve community calendars, and marketing time lines
  • Monitor effectiveness of marketing mediums and provide recommendations while working with approved marketing budgets
  • Complete and assist with community market surveys, university profiles and housing cost analysis as needed
  • Implementation of strategic marketing plan elements

Community Marketing

  • Establish relationships with on-campus and guerilla marketing partners
  • Implementation of guerilla and on-campus marketing efforts
  • Assist in training on-site staff to foster and continue established on-campus and guerilla marketing partnerships as well as create new ones
  • Creation, implementation and coordination of social and online marketing campaigns
  • Evaluate market conditions and competitive communities
  • Tour competitive communities and obtain marketing materials, evaluate the staff and marketing/leasing efforts
  • Provide recommendations on leasing specials as needed
  • Implementation of leasing specials to applicable marketing mediums
  • Assist with planning and implementation of orientation marketing, housing fairs, open houses, or other community events where the staff needs additional corporate assistance
  • Implementation of additional critical and troubled marketing strategy plans
  • Evaluate and provide feedback on Community Ambassador and Leasing/Marketing staff
  • Identify new marketing and advertising opportunities
  • Evaluate leasing and marketing signage
  • Create and keep inventory of marketing collateral, printed materials and promotional items
  • Review and edit online advertising websites for accuracy and effectiveness

Renewal Process

  • Implementation of renewal marketing campaign elements
  • Assist with planning and implementation of renewal marketing events

Events and Promotions

  • Assist community staff and managers with planning and implementation of any and all marketing or promotional events on-site or off-site
  • Provide training and manage the planning process for large-scale marketing events
  • Handle the creative / visuals required

University Relations

  • Maintain ongoing communications with student associations
  • Follow-up with student associations in order to obtain direct mail lists

Social Media

  • Coordinate social media content strategy
  • Develop brand awareness
  • Maintain image consistency and market appeal
  • Create relevant content and manage it
  • Generate inbound traffic
  • Cultivate optimal leads and sales
  • Measure and analyze ROI + impact/effectiveness
  • Monitor and respond to users and online reviews
  • Keep up to date with trends

Qualifications and Requirements

  • 3-5 years of experience; Bachelor’s degree preferred.
  • Strong communication and collaboration skills
  • Ability to analyze leasing data including but not limited to traffic volume, closing ratios, market comparable data, lease signing velocity, rental rates and concession analysis
  • Computer skills, including but not limited to spreadsheet, design software, data-base management software, most popular social media platforms and principles of SEO.
  • Ability to read, analyze and interpret business/financial reports as well as financial impact of marketing expenses as it relates to NOI
  • Ability to address common inquiries or complaints from residents, prospective tenants, parents, university or community officials, or members of management
  • Ability to embody the evo Culture every day
