Residential Property Manager – Montreal

Our Client is a private real estate company located in Montreal. Due to continued growth, they are now seeking an experienced Residential Property Manager to join their team.

Reporting to the Project Manager, this position’s primary responsibilities are daily property management duties, specifically the residential syndicate (condo) and residential rental business.

Specific duties will include:

Rental:

  • Managing rental rates and occupancy rates
  • Tenant relations
  • Managing accounts receivables and procedures as may be required at the Quebec Rental Board
  • Preparation of monthly reports & assisting with the preparation of annual rental budgets
  • Performing audits of vacant units, storage rooms and parking as well building inspections
  • Ensuring all policies and procedures are followed as they pertain to purchase orders, insurance
  • compliance, approval processing for invoicing and solicitation of bids
  • Managing all employee leaves and on call rosters for staff & contractors
  • Preparation and submission of leasing incentive schedules
  • Enforcement of Occupancy Policies and ProceduresSyndicate (Condo Association):

  • Liaison with co-owners
  • Collection of assessments and processing arrears assessments
  • Preparation of budgets for the syndicate
  • Verification of general ledger and invoicing of shared costs
  • Risk management with regards to common areas of building
  • Maintenance of condo log as required by Quebec Law
  • Corporate governance

The successful applicant will also possess:

  • Minimum 5 years’ experience in residential property management and condo management in the Province of Quebec
  • Leasing experience
  • Managing staff
  • Financial Knowledge to assist with preparation of budgets
  • An understanding of building operations
  • Experience using Microsoft Office and Hopem (an advantage)
  • Perfectly bilingual written and spoken**
