Self-motivated, pro-active and highly deadline-oriented, you have a history of success in commercial property management, known for building successful client and tenant relationships. You are recognized for your ability to provide strong leadership to staff and build strong working relationships with the property management team, tenants, vendors, contractors and senior management as needed to resolve operational challenges and implement new initiatives.

The Property Manager position supports and assists in the management of commercial real estate in accordance with the Management Agreements. The Property Manager is involved in all aspects of day-to-day operations of the property, including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, snow removal, etc. The Property Manager handles tenant complaints and service requests, and preventative maintenance. The Property Manager assists in the preparation of the annual budget, reporting, capital planning and financial performance of the property.

KEY DUTIES & RESPONSIBILITIES

  • Maintain positive tenant relationships through professional & effective responsiveness & proactive consideration of tenant issues, thereby ensuring that tenant expectations & landlord criteria are being consistently met
  • Provide excellent tenant service. Respond to tenant requests/problems in a timely and courteous manner, and generate work orders directed to vendors or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue. Ensure that there is 24-hour emergency coverage for the property at all times.
  • Act as direct tenant liaison to ensure that all tenant construction activity & landlord work are well-coordinated, organized & pro-actively managed, & in fulfilment of lease obligations
  • Meet with property management team, tenants, vendors, contractors & senior management as needed to review & provide support to resolve operational challenges & implement new initiatives
  • Responsible for all relevant tenant communications
  • Accountable for Fire, Life Health & Safety of operations within the building
  • Hold shared accountability for building presentation to ensure best-in-class image is upheld at all times at the complex
  • Provide assistance in the fulfillment of the maintenance & upkeep of ongoing resources & upkeep of ongoing resources & financial performance
  • Coordination of tenant events, tenant appreciation events & tenant/stakeholder meetings
  • Assist in the preparation & implementation of initiatives to increase & uphold the quality & effectiveness of tenant relations
  • Ensure insurance & contract files are complete, accurate & current
  • Lead & develop property management staff
  • Accomplishes organization goals by accepting ownership and exploring opportunities to add value to job accomplishments.
  • Manage inspection & audit process for services delivered
  • Manage & report non-conformances & critical incidents

EDUCATION, JOB-RELATED YEARS OF EXPERIENCE & QUALIFICATIONS

MINIMUM EDUCATION: Community college diploma or equivalent training (e.g. CPM, RPA, FMA)

JOB-RELATED EXPERIENCE: A minimum of five years in a property management role

Knowledge & Skills

  • Experience in people management, including management of a multi-disciplinary team
  • Exceptional customer service skills and client-focus approach
  • Strong financial acumen and budget management skills
  • Strong communication skills (written, spoken)
  • Ability to manage multiple priorities simultaneously

Licenses and/or Professional Accreditation (preferred)

  • CFM through IFMA
  • CPM through Institute of Real Estate Management
  • FMA Designation through BOMI
  • RPA through BOMI
