About the Job

Bayrich Development Ltd,. a Vancouver, BC commercial/residential construction and development company, is seeking a Real Estate Development Manager/Market Analyst to provide project management, financial oversight support in real estate development projects and conduct thorough market research, while maintaining the highest standards of excellence in terms of quality, honesty, and integrity. This role is also r* esponsible for assisting in the delivery of entitlements and pre-construction services including permit submission on time and on budget for projects within identified marketplaces *. The role requires a self-starter with strong business acumen and drive to be successful.


Development Functions

  • Support acquisitions team by analyzing the development potential of new sites under consideration including costs and timelines. Analyze local ordinances and zoning codes to determine development parameters. Assist in creating financial pro forma and preliminary, detailed development budgets and schedules.
  • Provide input on terms and specific language to be included in purchase and sale agreements as well as monitor key performance dates.
  • Assist in the due diligence and entitlement process for ground-up development including rezoning, site plan approval, development permits, environmental permits, building permits, and all other permits and approvals required for development.
  • Represent ownership groups to local governmental entities and the public including facilitating community meetings and public hearings.
  • Perform thorough analysis on marketing including real estate growth/decline within past 12 months and estimate projections upon project completion.

Business Development and Market Analysis Function

  • Secure new and expanded business opportunities through prospecting, networking, relationship building, and selling additional services. Provide clients with pertinent information on market opportunities, current market conditions, and property options. Pursue and identify Requests for Proposal (RFP) and review RFP responses with development team. Gather, prepare, and distribute marketing materials in conjunction with marketing department.
  • Gather and coordinate materials necessary for transactions such as listing agreements, commission agreements, leases, and/or sales agreements. Assist in the preparation of transactional documents and real estate contracts.
  • Maintain current knowledge of market conditions, property values, and legislation that may affect the real estate industry.
  • Engage in local business community and charitable events, as well as industry and professional associations for the purpose of creating new contacts and generating new business.


  • Strong relationships in the commercial real estate industry (brokers, tenants, investors) and/or the ability to identify the key players and engage in business development activities on a local, regional, and national level
  • Demonstrated knowledge of real estate development and construction process, and development entitlement processes for the local region
  • Expert time-management, prioritization and multi-tasking skills with the ability to quickly adapt to an often-changing and rapid-paced work environment
  • Ability to read, comprehend, and analyze industry related documents (i.e. plans/drawings, purchase agreements, leases, etc.)
  • Organizational, analytical, and problem solving skills
  • Knowledge of financial analysis, terms, and principles
  • Written and verbal communication skills
  • Ability to present in settings from one-on-one to large group
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint)
  • Ability to use local authority resource including city IQ map for zoning and land information.

Required Education, Experience

  • Bachelor’s degree in real estate, business, marketing or similar field required. An MBA is encouraged, but not required.
  • 5 – 7 years of experience in related field required

Travel Requirements

  • Occasional overnight travel (10% – 20% of the time) to industry events, site visits, etc.
  • Local travel (20% – 30% of the time) to industry events, site visits, meetings, etc.
